(In this new feature, we’ll take a weekly snapshot of the real estate market around the “Tip of DC.” We will look specifically at Rock Creek Forest (Chevy Chase/Silver Spring, MD, and Colonial Village and Shepherd Park on the DC side. The first one is a flip renovation on Ashboro Drive listed by the Flaherty Group for $750,000. It was briefly listed last year, then sold for $370,000. (I never made it in at the time as the door lock was broken, but we’ll have to assume that it wasn’t in the nice shape it’s in now.) Apart from a front door and entry that are a bit of an eye sore because they don’t fit the simplicity of the house’s mid-century character, the renovation has been done surprisingly well. The slight reconfiguration of the floor plan creates some smart space. You can see more pictures here.
The second house on the market is a lovely colonial at 2808 East West Highway. It’s listed for $539,900 which is a great price for the house, actually, but you might have to have some patience: it’s a potential short sale. The owners moved out of state, but they previously finished some gorgeous renovations (think Viking cooktop and built-in espresso machine) of the kitchen and bathrooms, put a cute theater in the basement and created great garden space, complete with on outdoor kitchen on the patio. You can see photos here, but they really don’t do the place any justice.
Three houses are under contrct (on Colston, Blaine and Spencer; I will report when they have closed. In June, three houses have closed, bringing the total up to 17 for the first half of this year. (Statistics to follow.)
