Not Exactly In The Woods

This is certainly not a neighborhood update (and I admit we’ve been bad about keeping up with those as the pre-holiday season was nice and busy), but just in case you have that special colleague who misses the “real” city: Sent them to the Capitol Riverfront, DC’s hottest new, urban neighborhood. And yes, we do have a lovely rental there in a great, mostly owner-occupied coop:

Rock Creek Forest Update 10/21

It’s been a month since my last update. Once more, there simply wasn’t a whole lot to report when it came to new homes hitting the market. Talk about low inventory — right now, we don’t have a single active listing in Rock Creek Forest! Thus, it will not come as a surprise that the only new listing, a mid-century modern house with walls of glass on two floors and surprising views of Rock Creek Park, sold immediately. According to [...]

9/21 Rock Creek Forest Weekend Update

Here’s the short of it: No new listings in the Rock Creek Forest neighborhood since last week. No new contracts. No closings. What can I say? The pickings are slim, the weather promises to be gorgeous on this first fall weekend. So, perhaps you’d like to take another look at the homes below that are still on the market (go back to older posts for descriptions, or look at the active MLS listings for Rock Creek Forest). Interest rates are [...]

Rock Creek Forest Weekend Update

It’s still pretty quiet in the woods, at least when it comes to real estate. But at least we’ve got two new listings! One of them, 2701 Ross Rd, is at $499,900 the currently cheapest house for sale in all of Chevy Chase. And it’s a nice one that has been in the same family since it was built in 1951. Just today, another new and well-priced listing came up at 8103 Meadowbrook Lane – a split level with some [...]

What’s New In Rock Creek Forest Real Estate?

Nothing, really. The one house that came on the market last week pretty much sold immediately — reportedly with four or five offers. That was not a surprise — the place It was not only pretty, bright and move-in ready, it was also very well priced. In short: it was the kind of house we’re lacking in our slim inventory. Every agent we talk to in this area has the same complaint: there’s not a whole lot we can offer. [...]

Sunday Morning Update (Rock Creek Forest)

Post Image

One new listing hit the RCF market this week: a 3-bedroom, 3-bath, 3-level split at 2210 Mark Ct (Silver Spring), at the very eastern end of the neighborhood. The place (pictures here) is beautifully decorated, with a contemporary touch of mid-century modern that’s nicely in synch with the style of the house. At $534,500, it might likely get some interest quickly. (Listed by Keller Williams) On Derby Ridge Lane, the neighborhood’s only block of townhouses, there’s a very cute FSBO [...]

Announcing The Rock Creek Forest Sales Tracker

Post Image

It’s summer — August to be more specific — and the market is slow. Not so much slow in terms of finding buyers for your home, but very much so when it comes to overall sales activity. Once more, we have to bemoan the ridiculously low inventory. In Rock Creek Forest, only one house is on the market right now (and has been for a mere two days). For an updated list of home(s) for sale in the neighborhood, click [...]

Friday Roundup — Rock Creek Forest Real Estate

Post Image

(In this new feature, we’ll take a weekly snapshot of the real estate market around the “Tip of DC.” We will look specifically at Rock Creek Forest (Chevy Chase/Silver Spring, MD, and Colonial Village and Shepherd Park on the DC side. Please let us know if there are other neighborhoods you want to hear about.) It’s hard to believe, but presently, there are only two houses actively on the market for sale in Rock Creek Forest! The first one is [...]

“How Is The Market?” — RCF Update

Post Image

As Marcie likes to say, the Spring market has been hopping. Demand for homes in our neighborhood is strong. Rock Creek Forest has already had 14 closed sales in 2012 (single family homes only) — that’s 40% more than in the first five months of 2011. The settled homes spent an average of 57 days (range: 5 – 174 days) on the market. Two houses are currently under contract. But, as of June 1st, there is only one active listing! [...]
